Northbrook Development Projects Underway

Signs of construction that will bring a new surgery center, several new home developments, and a fitness facility to Northbrook are increasingly visible.
Gateway Townhomes,
1179-1275 Shermer Rd.
Developer Keith Jacobs reports acquisitions on the 1100 and 1200 blocks of Shermer Road were completed in mid-October, paving the way for the construction of 68 unit townhomes. Demolition is expected in early November, with the next step being the start of land site preparation and infrastructure improvements. The walking distance to downtown Northbrook and mass transit is a key selling feature of the homes. Village Green Center,
1312 – 1318 Shermer Road
According to developer Selwyn Marcus, construction is nearing completion on the mixed-use, three-story building across from Village Green Park. A single tenant, @ properties, will occupy 2,600 square feet of office space on the first floor. The 10 apartments on the second and third floors are expected to be completed in December. Eight of the units are 1300 – 1800 square foot two-bedroom, two bath, and two are 1,050 square foot one-bedroom, 1 ½ bath units. Each unit has an indoor, heated parking spot. Lurie Children’s Hospital, 1121 Techny Rd.
An Ambulatory Surgery Center is being added next door to Lurie Children’s Hospital Outpatient Center at 1121 Techny Road. The 10,000 square foot building will have 4 operating rooms, an MRI and additional clinic space. Hospital officials expect to open the facility in summer of 2018.

Crate & Barrel, 1250 Techny Rd.
The Village recently issued a permit to Crate & Barrel to enlarge its parking lot to accommodate its growing workforce. Construction has already begun on the new lot which is located to the east of the headquarters building, near the intersection of Founders Drive. Since the work complies with all Village zoning and tree protection standards, no public hearing was required.

Life Time Fitness, 1000 Skokie Blvd.
With site work well underway at 1000 Skokie Boulevard, construction permits have been issued for the 93,000 square foot Life Time Fitness building and the Finger Companies’ 304 unit apartment building. Life Time is scheduled to be completed in the fall of 2018. The Village is awaiting a construction schedule for the Finger Companies apartments, but expected it to take in excess of one year.

Anets Woods, Voltz and Waukegan Rds.
Five homes are currently under construction and a decorated model home is open on the site which features lots for 32 luxury, single family cluster homes. According to developer Edward R. James, the project is already one third sold, with the first delivery expected in early 2018. Maple School, 2370 Shermer Rd.
According to School Supt. Brian Wegley, plans for constructing a new Maple School are proceeding according to schedule. Architects are now developing mechanically drawings for a preliminary school design that was approved by the School Board and Citizen Task Force. Construction is anticipated in the spring, with occupancy expected in the fall of 2019. The overall plans can be seen at the facilities website at

Rehabilitation Institute of Chicago (RIC), Dundee Rd. and Skokie Blvd.
After a decade of negotiations, the owners of the properties at 430 Dundee Road, Rehabilitation Institute of Chicago (RIC), and 755 Skokie Boulevard, formerly a gas station, have reached an agreement on reconfiguring the irregular property lines, “squaring” them off. Because of overlapping zoning districts, the owners have requested new zoning designations and a right-of-way vacation on Henrici Drive to make the parcels marketable. RIC requests that its lot continue to be zoned C-2, which has more lenient setback requirements. The owners of 755 Skokie request rezoning entirely to C-5, Boulevard Commercial District. There are currently no specific plans for the redevelopment of either property.

Timber’s Edge, 3895 Dundee Road
Sales are going well at the Timber’s Edge residential development near Sanders Road, according to KZF Developers who report that a number of excellent lot locations are still available. Two model homes are open on the site, which features lots for 21 single family homes. All the homes are designed to resemble an informal, coastal-style community, with front facing porches and private paved walkways. For more information visit

Ultimo Motors, 1808 Holste Rd.
The Village recently issued an occupancy permit for a 95,000 square foot luxury used car dealership on the property on the north side of Holste, just east of Shermer Road. Among the improvements to the property were construction of a glass store-front (facing Holste), the installation of LED lighting, repairing the roof and HVAC systems and landscaping. Under the terms of a tax agreement with Ultimo, the Village will rebate 50% of the one percent sales tax it receives on the sales of cars for the first ten years, or until the Village has rebated $1.5 million, whichever comes first.
