New businesses and redevelopment projects in the local pipeline include Napolita Pizzeria & Wine Bar, Illinois Baseball Academy, and Toyota on Edens.

Napolita in the News: The long-awaited Napolita Pizzeria & Wine Bar is expected to open in downtown Northbrook this fall, according to restaurant management. The Shermer Road site, formerly the Lucky Fish restaurant, began its transformation to Napolita in October 2020 but was delayed by pandemic-related supply chain problems: in particular, an authentic brick pizza oven has been stuck in Italy for over a year. Now, the venture is full steam ahead for an opening by October 2022. Napolita recently joined the Chamber and will be a featured restaurant at the Auction & Taste on October 24.

Toyota on Edens Gets Positive Feedback from Plan Commission: An expanded, state-of-the-art Toyota dealership appears poised for approval from the Plan Commission following a public hearing on August 16. TOE Corp., operator of Toyota on Edens, presented a multi-year plan for modernizing and expanding the existing dealership on Northbrook’s east side. TOE plans to demolish the current Toyota dealership at 1510-1530 Skokie Road to construct the new dealership building. An office building at 1500 Skokie, also owned by an affiliate of TOE, would be demolished after its existing tenant leases expire on or before 2025, making way for an open sales lot. Plan Commissioners uniformly endorsed the proposal, noting the enhanced appearance of the modern dealership and the weak market for office real estate. Staff was directed to prepare a resolution approving the requested rezoning, special permit, and variances, with explicit expectations related to the Village Climate Action Plan. That resolution will be presented for a Plan Commission vote on September 6, and then sent to the Village Board for final review.

Baseball Academy Reviewed for Sky Harbor: The Plan Commission approved a youth baseball training facility proposed for the southern edge of Sky Harbor has been approved by the Plan Commission, with final review before the Village Board expected on September 13. The Yard, an indoor facility operated by Illinois Baseball Academy, plans to move from Northfield to 722 Landwehr Road. The Yard will offer baseball and softball instruction for ages 3-18, with a maximum of 36 students at any given time. Public comment included several statements in support of bringing the facility to the village.

The proposal requires rezoning the property from I-5 Industrial to ICS Industrial-Commercial Specialty, with a special permit for a physical fitness training facility. While sports facility proposals for Sky Harbor have been rejected in the past as incompatible with the surrounding industrial businesses, the Plan Commission was persuaded that The Yard’s location on the periphery of Sky Harbor was uniquely suited for the more flexible ICS zoning district.
